Colliers International as exclusive letting agent and Eyemaxx as developer yesterday announced Eyemaxx"s first project on the Romanian market - Log Center, a logistics & light industrial park that will deliver around 60,000 sq m of premium quality industrial space next to Timisoara international airport.
Gabriel Chimisliu, Director Industrial Division within Colliers International and the project"s coordinator says that Log Center Timisoara will definitely be one of the most modern and best-equipped logistic centers in Romania. It stretches on a 12-ha plot of land and enjoys a great location near the airport. Moreover, it is developed by a company with extensive experience in Europe and has Immoeast as investor.
With an overall storage area of approx. 51,000 sq m and 11,000 sq m of office space, the LOG Center aims to accommodate a variety of requirements, having individual storage units of up from 1,000 sq m. These units can be combined to obtain larger spaces, but smaller demand can be solved too.
The project will be developed in two phases, with the first one currently under development and set for delivery towards the end of the year. This phase will deliver 18,000 sq m of industrial space of around 10.5 m clear height and 18x25m grid. The office space is going to be up to 3,700 sq m and will feature Class A amenities. The development will have 100 onsite car parking spaces for cars & more than 20 for trucks, fenced area with 24 hours monitoring and sign-posted traffic control system. The technical specifications also include gas heating, ventilation and skylight, sprinkler system, lifting platform, loading ramp and drive-in doors.
Log Center is located 10 km from the city of Timisoara. The location stands out due to its excellent infrastructure and ideal transport connections: by air ("Traian Vuia" airport is about 10 km from Timisoara), by railway and by road: Timisoara is located on the pan-European transport corridor IV (that connects Dresden/Nuremberg - Prague - Vienna/Bratislava - Budapest - Arad - Craiova - Constanta/Sofia -Thessaloniki/Plovdiv - Istanbul).
Speaking about the location of the project, Gabriel Chimisliu mentions the massive foreign investment coming from all over the world, with a large number of automotive and IT companies setting up production facilities, research and development centers. Among these there are Siemens VDO Automotive, TRW Automotive, Lisa Draexlmaier, Dura Automotive, Continental, etc.
