Growing Demand For Villas In Cluj

Demand for new villas is growing steadily in Cluj as both locals and foreign business people are increasingly interested in more residential or office space according to a survey made by the realtor Edil - Cluj Napoca.

The premium areas of Gheorgheni, Zorilor - Calea Turzii, Andrei Muresanu - Buna Ziua and Manastur are particularly in demand, with Calea Baciului catching up fast. In addition to regular villas, duplex villas are also emerging in the buyers" preferences. Surfaces range between 100-500 sq.m. for regular villas and 130-250 sq.m. for the taller duplex villas.

Prices for the built surface range between 1,000-1,200 EUR/sq.m. in the more expensive Buna Ziua, Europa and Mihai Romanul areas and 600-700 EUR/sq.m. in the Dambul Rotund area. If the price of the land and that of finishings and amenities are factored in, the overall bill for a villa ranges between 100,000 EUR and 150,000 EUR.

Forecasts indicate an annual 15% price increment, although current prices are comparable to those in Hungary, the Czech Republic and France.
