Primavara Projects Continue In Bucharest

Primavara Prelungirea Ghencea, one of the first residential projects developed by Can Serv, is 90% sold out. The compound comprises 468 apartments in three buildings located on a 12,500 sq.m. plot. Can Serv Executive Manager Mario Deaconescu told BURSA: "The main benefit for the customer is that the apartment is finished or almost finished and the customer has the certainty of the property they buy. A six-floor building and a three-floor building have been delivered already. The last building of the Primavara Prelungirea Ghencea Project is scheduled for completion in 30 days."

Prices for housing units in the Primavara Prelungirea Ghencea compound start from 46,000 EUR plus VAT for a single room apartment, 75,000 EUR plus VAT for a two-room apartment and 120,000 EUR plus VAT for a three-room apartment. Finishing is included in the price, but can be customized by the buyer.

Can Serv CEO Ion Avram said: "Our two residential projects, Primavara Prelungirea Ghencea and Primavara Lujerului will be continued. Considering that the first is completed and almost entirely inhabited, the difficult economic context will not prevent us to complete the second project as scheduled. It will be finished in April 2010." Primavara Lujerului comprises five buildings of 16 floors each in a compound measuring 14,500 square meters. The buildings comprise 1008 apartments of one, two, and three rooms. Based on a market study made by Can Serv, single-room and two-room apartments are in the highest demand.

The first apartments in Primavara Lujerului were put up for sale in April 2008, many buyers being enticed by proximity to major commercial centres such as Plaza Mall and Cora Lujerului, a subway station and the Polytechnic University. The price starts from 1,013 EUR/sq.m + VAT. Over 1,000 parking spaces will be built, most of which underground in order to maximize the green areas. The two compounds will have access control systems based on magnetic cards, kindergartens, an indoor swimming pool, a fitness centre, a restaurant and a pharmacy each.

Can Serv is a Romanian-based private company, which holds the Primavara baking factory in Bucharest and the Primavara supermarket chain spread across several cities. The company tapped the residential construction market in the summer of 2007. Can Serv is currently building the residential compounds Primavara Lujerului and Primavara Prelungirea Ghencea. Ion Avram is the CEO of Can Serv.
