A slight drop for rents in July

The rental market in Bucharest stagnated in July, especially in terms of rents landlords are asking for. Two-room apartments make up more than 40% of the 2,673 apartments newly appeared on the market in July. The average rent asked by landlords is 423 Euros, down 1% over June, according to a report issued by AnunturiParticulari.ro. Compared to last year"s similar period, rents shed 28%, the quoted source says. 880 studios appeared on the market in July, with an average initial price of 296 Euros, 1.1% lower over the previous month. Compared to July 2008, the starting rent for a studio was 380 Euros, 23% higher than it is now.

The number of three room-apartments put up for rent in July increased 7% over June, by 575 units. The average rent landlords are asking for remained unchanged over the previous month, at 595 Euros. Compared to July 2008, the rent asked by home owners decreased 31%, or 260 Euros in real terms.

According to AnunuturiParticulari.ro, the market is rather slow right now, with prices frozen, and the market in a "wait-and-see" state. September will most likely bring with it a significant increase in demand for homes for rent, once university students start coming to Bucharest, which will inevitably lead to landlords immediately hiking their rents.
