"Investors are beginning to draft their strategies for the development of offices starting in 2017"

2014 was a very good year, with evolutions that were very interesting on the real estate segment, said Eduard Turcoman, Office & Industrial Associate Director at DTZ Echinox.

"2014 is the first year after the crisis when developers are already consulting with us on completing their investment plans for the 2017-2018 period", he said.

This year, demand for offices for rent has increased by about 25% in the first nine months, and transactions have evolved in line with that demand, the representative of DTZ Echinox said, who added that expansion by existing companies and market entries by new players have accounted for half of the market turnover.

"New office projects with high occupancy rates have been launched, such as Pipera Sud, Centru-Nord and Vest", Eduard Turcoman further said. In his opinion, the Western area of Bucharest will see a revitalization of the office market in the coming period.

"The Orhideea Offices project will be restarted, AFI will deliver two new buildings in the Cotroceni area and Sema Parc continues its developments in the Semănătoarea area", Mr. Turcoman explained.

According to DTZ Echinox, tenants want a new experience, with a mix of services, which involves entertainment areas as well.

Eugen Turcoman considers that the demand for office spaces will continue its rise next year as well and he expressed his hope that the market will mature and experience healthy growth rates.
