The Bucharest rental market stagnated in July, especially as far as the owners" expectations are concerned. From the 2,673 apartments newly offered for rent in July, over 40% were two-room apartments (one bedroom) available for an average rent of 423 EUR/month, down by 1% from June, according to a statistic made by the website AnunturiParticulari.ro. The value is however 28% lower than a year ago, according to the records of this source. Some 880 studios were put up for rent in July for an average rent of 296 EUR/month, down by 1.1% from June. Compared to the year-ago period, the price decreased by 23% (from 380 EUR).
The number of three-room apartments (two bedrooms) put up for rental in July increased by 7% from the previous month to 575 units. The average rent was 595 EUR, the same as a month before. Compared to July 2008, the current rent is 31% smaller (down by 260 EUR).
According to AnunturiParticulari.ro, the market is currently dormant, while prices are simply stagnating. September is expected to bring a significant increase in the demand for rentals as students prepare to start a new academic year and seek a place to stay. Based on this reason, the owners" rent expectations are likely to increase.
