Modular office buildings, most profitable during the crisis

Spaces of up to 500 sqm are the most sought after

Highly modular office buildings easily divisible into 100-150 sqm sections proved the most profitable in times of crisis, real estate consulting company Esop says, in a press release sent to our editors. Over 70% of the active requests are for areas of less than 400-500 sqm (with offices with a surface of 100 to 300 sqm being the most sought after).

Office buildings located in the Aviatorilor - Charles de Gaulle areas, also proved profitable according to Esop, as did those located in the Victoriei - Romană - Universitate areas, and those in the Chinese Embassy - Caranfil area. Semi-central or outskirts areas have seen above average drops in both occupancy rates as well rent prices. Even central areas such as Domenii and Cotroceni, experienced such issues as rents in the area were not cut enough or were cut too late.

In terms of building types, tenants usually favored office buildings over villas. However, villas which were adequately renovated or those that were built more recently remained reasonably attractive for tenants.
