Residential District Instead Of "IUS" Brasov Factory

The Brasov Municipality Council has approved the Detailed Zoning Planfor the construction of a residential complex with housing, offices, commercial spaces, a hotel and a mall on Harmanului Street. The location has a surface of 7.16 hectars and is presently occupied by the "IUS" factory, which is to be moved

According to the stated purpose of the specialized report on the Council decisions, the beneficiary of this investment is SC "EFG Urban Achizitii" SRL. The documents do not mention the land"s private ownership. According to the report, the main organization is structured into two subareas: the North of the site is intended for trading and other services and it will include a commercial complex, a hotel and a tall office builing (height category ground floor plus 20 floors or ground floor plus 28 floors); the southern area will consist of collective housing and related functions.

Also, the northern subarea would be organized around a market place joined with another market place adjacent to Harmanului Street. According to the development plan, there will exist four big buildings intended for housing, with a basement, groundfloor and 10 floors. The hotel, situated in the East area of the settlement, will have a basement, ground floor and seven floors, and the mall and the other commercial functions will be limited to the basement, ground floor and 4-5 floors.

Auto and pedestrian access will be done from the main artery - Harmanului Street - and through the interior access roads. On the undeveloped land, there will be grassy areas with perennial vegetation. The new buildings should benefit from the most modern facilities for heating and hot water. The paking lots will be built in the basements, on different levels. The territorial balance in the development plan indicates a real estate ansamble with a developed space of 2 hectars, traffic on 1.27 hectars, maintained public spaces of 1.83 hectars and green areas on 2 hectars.
