Sinaia has the largest number of holiday homes on sale

Most of the holiday apartments for sale in the Valea Prahovei region are located in Sinaia. A report drawn up by real estate agency "Mervani" shows that in the first half of 2009, developers put up for sale over 724 apartments in 14 residential quarters with prices ranging between EUR 75,000 and EUR 275,000, and prices per square meter between EUR 1,083 and EUR 2,224.

According to the study, the projects with the largest number of apartments on sale are Orizont (344 units) and Colina Marei (232 units). Other projects that still have apartments on sale include Pârâul Dorului (35), Metropolis (31) and Colina Florilor (21). The average surface of newly built apartments put up for sale in Sinaia is 77 sqm, and the average price is EUR 118,071.

Buşteni comes second in terms of the number of apartments on sale. 7 residential complexes have 47 new apartments on sale. Prices for holiday homes in Bu teni are in the range EUR 72,000-116,000 range. Asking price per square meter ranges between 982 and 1,611 euros.

In Azuga there are three residential complexes which still have new apartments for sale, at prices between EUR 53,000 and EUR 75,000. In Predeal, there are four projects which still have unsold apartments with prices in the EUR 80,000 - 96,000 range.

Officials of "Mervani" said that in terms of average prices, Predeal is the most expensive region - EUR 138,500 for apartments with an average surface of 85 sqm. It is followed by Sinaia - EUR 118,071 for apartments with an average area of 77 sqm, Buşteni - EUR 95,143 for 73 sqm, Azuga - EUR 67,667 for 62 sqm, and Bran - with an average price of EUR 92,000 for an average area of 92 sqm. According to the report, the average surface of new holiday homes put up for sale is increasing, and the price per square meter is decreasing, as developers cut prices due to lack of demand.

New and older holiday homes for sale in the Valea Prahovei region make up a sizeable part of the total number of holiday homes on sale. The report drawn up by "Mervani" indicates an average asking price of EUR 215,492 for homes put up for sale in the region. The average living surface for holiday homes on sale is 224 sqm, (five rooms), with a plot of land of 948 sqm. The average price for land is 54 Euros/sqm.

Homes and villas are available for sale in 18 out of the 21 towns in the Valea Prahovei region. About 20% of them are located in Bu teni, 17% in Câmpina, 14% in Breaza and 11% in Sinaia. Homes with the highest average surface are located in Predeal and Bran (over 300 sqm). The average surface for homes put up for sale in Comarnic, Cornu, Breaza, Buşteni and Sinaia revolves is approximately 200 sqm.
